46 Mill Road is a modern, 3 bedroom semi-detached linked property on a quiet residential street within a stone’s throw of the Burton Road shopping area, with a Pharmacy, Bakery, Post Office, Cash point, Clothes shops, Gift shops, restaurants, launderette, supermarket and much more.

The distance to the magnificent Medieval Lincoln Cathedral of St Mary and the brooding Castle with the Magna Carta, Victorian Prison and Medieval Walk, plus all the charms and history this Roman and Medieval City has to offer is only a 5 minute walk away.

The Bailgate with its charming and individual shops, restaurants and bars, Steep Hill voted the best street in the UK in 2011 and the busy and vibrant city centre are all within walking distance .

The University is close by and also the Brayford Pool area with its relaxing waterfront vista and lively restaurants and bars.

Brick built with a tiled roof 46 Mill Road also offers on-site parking and a garage for storage.

Downstairs there is a living room with large flat screen TV and DVD player, sofa’s and coffee tables.

There is an entrance hallway with stairs rising to the first floor and also the benefit of a downstairs toilet.

The kitchen diner is fully equipped with crockery, glassware, cookware and cutlery and also has an electric oven and gas hob. There is also a microwave oven, a washing machine, toaster, kettle, iron and ironing board, clothes airer and in the garage is a tumble drier.

The kitchen diner also has a dining table to seat 6 people.

Upstairs there are 3 bedrooms. There is a king-size master en-suite – the en-suite having bath, shower, toilet and basin. This room has a large king size bed with Egyptian cotton bedding, a large chest of drawers, bedside cabinets and a floor standing mirror. There is an open style wardrobe with a light above.

There is a 4ft 6” double bedroom with a wardrobe, chest of drawers and bedside cabinets and also a 3ft single bedroom with a wardrobe with drawer and bedside cabinet. This single bed has a pull-out guest bed, also a full size 3ft mattress, but once pulled out there is limited space in the room so this is best stored during the day if used. These bedrooms are also made up with Egyptian cotton bedding.

There is the addition of a shower room with cubicle, toilet and basin upstairs too – all bedrooms and this shower room are all accessed separately from the upstairs landing.

All towels are provided.

Outside there is a garage for storage (this also houses the tumble drier) and there is parking for one/two cars. There is a patio with table and chairs for AL-fresco dining and outside lights for the evening use.

The property benefits from free Wi-Fi throughout.
